Starting a building project can be overwhelming so we’ve compiled a list of questions to make life a little easier. Here are the answers to some questions we’re often asked. If you still have questions flick us an email and one of our builders will respond to your query.
FAQ
1How much will it cost us?
There are many factors that determine the cost of your build so it’s best to set your budget at the design stage of your build. Make sure you’re clear with on the budget and personal preferences with your designer at the start as this will determine the process and materials used. Be sure to specify whether you would like high-end, standard or budget fixtures and fittings.
Once you have your plans you’ll be able to start discussing potential building costs with your builder. Keep in mind, any changes made during the build will add to the cost and timeline so make sure you’re happy with the plans. Builders providing a quote will need to allow for unexpected expenses so it’s quite often more efficient to agree on a charge-up contract with your builder. Builders working on a charge-up will be able to provide you with an estimate and allow flexibility to make some changes throughout your build.
2Who submits plans to council for consent?
Plans can be submitted by yourself, your project manager, your architect or your builder. If you’re submitting the plans yourself, your builder and architect will provide you with the relevant documentation and a good understanding of the building code requirements for structure, external moisture and laundering facilities will help this process. Note, your licensed building practitioner will need to complete the section relating to restricted building work.
3How do I select a designer or architect?
Speak to family and friends for recommendations. If you’ve selected your builder, ask them who they recommend. Your architect will work closely with your builder throughout the process so it’s important they work well together.
We suggest you first make sure your architect's style is aligned with your vision by reviewing their portfolio, look for testimonials from previous clients and consider asking for a reference. When meeting with your architect make sure you can speak openly about your budget, your desired look and feel, who will be using your new space and how it will be used. Helpful tip: Have a list of aspects you like/dislike about other homes- this list may include notes about storage, bathroom layouts, and noise control.
4Who applies for the final code of compliance?
After work is complete and the final building inspection has passed you can apply for your Code of Compliance. This step is usually carried out by yourself with help from your builder. Your builder should be able to provide you with producer statements which confirm work has been carried out by licensed trades people.
5What areas do you cover?
We’re Auckland based builders situated in St Heliers and Mount Albert. We build homes throughout Auckland and as far north as Mangawhai.
6Where do I start once I have access to funds or a preapproved loan?
Research the type of home you would like and create a list of land must-haves. Once you’ve found your dream piece of land or property and put in an offer you can start thinking about your budget.
